GP Developments is the developments arm of Green Pastures. We dream of ending homelessness. We mainly buy existing property from the open market, however there isn't enough property in the UK for the amount of people. So, our aspiration is to create a new property for each property we buy in order to replenish and increase the available housing stock.
We are focused principally on redevelopments with a build cost in the range of £1m-£15m, working with churches, communities, local authorities and charities. We will also consider conversions. A typical project might be mixed-use (e.g., a Church building with housing) on a vacant site, or a redevelopment of an existing building.
We are the developer but can also be the investor, or joint investor. This gives us the ability to fund and deliver projects from start to finish. And, as a funder, we can deliver third-sector projects which may otherwise be unviable.

The Dundonald Project has seen us build a new, purpose-built Church and community building, as well as 18 beautiful flats for sale.
The Church are passionate about engaging with their community, and the modern space that we've managed to create is perfectly suited to equip them to do this! We are confident that many lives will be changed in this place.
The sale of the flats has funded the development, with all the profit that we've made being reinvested back into our core aim of ending homelessness.
In partnership with St Marks' Church, Barking, The Berkley Foundation and London Borough of Barking & Dagenham (LBBD) we completed on 59 new homes in Marks Gate in Spring 2016. Marks Gate is one of the most deprived boroughs in England.
56 of the units are affordable homes provided by LBBD and we retained 3 units that we are using in partnership with St Marks church to house church workers and the needy.
The church also received a brand new facility including a community cafe & a multi-purpose hall.
Green Pastures' first new build project houses 8 people who were at risk of homelessness in these 6 flats. Since 2009 Green Pastures has collaborated with Greenwich council to allocate tenants to the properties and to provide support where required.
The building has been designed to a high standard providing Code 3 energy efficient homes. This has a significant positive impact on their monthly bills.
We also constructed two 3-bed houses either side of the flats that were sold on the open market.
